Metropolitan Social Housing aims to deliver social housing for key workers, those unable to purchase independently, those most in need of decent housing. We are a 'not for profit' project delivery organisation who bring together innovative designers, contractors and funding models to provide for one of the key conditions required for a just and progressive society - housing at an affordable level. Our key target is to deliver at less that 30% of post tax income for key workers average wage. Without these factors communities cannot achieve their full potential.
APPROACH
At Metropolitan Social Housing we take a new approach to providing a 'bricks and mortar' solution to the housing need for charities working within the homeless charity sector. Our team sets up a procurement, design and delivery process which delivers unique buildings in the most cost efficient manner. We aim to work with local authority, housing association and housing charities to deliver focussed housing 'at cost' to meet a truly affordable target for those in need.
As we develop bespoke projects for our clients we can offer a variety of delivery and funding models to procure projects from single units to multiple mixed tenure projects to meet the clients needs.
We work with a range of partners to find the most cost effective projects at different stages of development for sites with planning, in development, finished and 'ready to buy' - which offers a full range of projects from 'site procured' to 'ready to move in' .
Innovative collaboration between designers and contractors can deliver cost efficiency for this sector. MSH has an experienced team who have worked across all sectors to ensure that these are extremely cost effective and sustainable.
We have partnered with a site procurement, design and sub-contractor supply chain which offers real cost savings while maintaining quality and efficiency on programme. Specialist contractors have the experience and knowledge to contribute to an efficient system of building - minimising waste, increasing production rates and adding value through detailed knowledge .
Quality projects that are fully integrated within the built environment. We understand that meeting the urgent need for viable and affordable social housing cannot be done at the expense of the environment. Short term needs go hand in hand with long term sustainable goals.
Each project is focussed on delivering unique and innovative designs that sit well within the local built environment - efficient housing does not mean loss of quality on how the building looks and works within the community. We are also committed to buildings that operate on high levels of energy efficiency meaning lower lifetime costs to occupiers.
OUR STORY
We are passionate about re-thinking how we deliver the fundamentals of housing - minimum space requirements, low energy running costs and at less than 30% of key worker post tax income. Affordable housing allows families and individuals to live without the threat of homelessness of having to suffer inadequate and unsanitary housing. We are committed to using the skill set that already exists in the construction, design and financial sectors to meet this need which is under continued pressure.
